82 Homes Sell in August at $1,110,152 Average Price

Torrance real estate had a solid month but  both the number of homes that sold and the prices they sold for dropped from a very impressive July.  August saw a month over month decrease in the number of homes that sold  with 82 closed home sales in August compared with 92 sold homes in July and 84 in June.

The average “list” price of the homes that sold  was $1,103,751 with the average sold price at $1,110,152 which was a pretty big drop from the very impressive $1,206,739 average in July and $1,242,082 in June.

The average dollar per square foot for the homes that sold was $718 in August compared to $742 in July and $772 in June.  Days on market, or DOM, was a respectable 39 before going into escrow.

Torrance home prices and sales in June

The real estate market in Torrance CA  was one of the only South Bay cities that saw a month over month increase in the number of homes that sold from May.  There were 84 closed escrows in June compared to 80 in May.

Prices were even more impressive.  The average “list” price of the homes that sold  was $1,233,058 with the average sold price at $1,242,082  compared with $1,118,059 in May,  $1,172,547 in April and  $1,116,670 in March.

The average dollar per square foot for the homes that sold was $772  compared to $760 in May.  Days on market, or DOM, was a brief 28 before selling..

Average Home Price in Torrance at $1,116,670

It was a great month for the Torrance real estate market with 76  home sales in March 2025 compared with only 57 closed escrows in February.

The average listing price of the homes that sold  was $1,109,146 with the average sale price at $1,116,670 which means that homes generally sold over asking price indicating a continuing “sellers market”.

The average dollar per square foot for the homes that sold was $764 which was very similar to the $766 in February.  Days on market, or DOM, was a brief 28 before selling and median days on market was only 10.
