Number of Sold Homes Down....Home Prices Up

While August saw the highest number of home sales in Torrance in years, September home sales cooled a bit. There were 79 closed escrows compared to 102 home sales in August.  Search the current homes for sale in Torrance

September saw an average “asking” price of  $1,143,619 with the average sale price at $1,152,566 which was up from $1,101,942 in August, but down from $1,188,724 in July.

The average dollar per square foot for the homes that sold was $738 which has been about the norm this year.  Homes averagd a brief 32 days before going into escrow.

If you’re looking for a home in a gated community, the Plaza Del Amo area of central Torrance should definitely be on your radar.  There are a number of gated complexes ranging from condos to single family style homes.

One of the top home sales in those communities in September was a large freestanding single family home in the gated community of Belmar.  The home offered over 2,500 square feet on three levels with a nice open layout and some of the bells and whistles that you would expect to find in homes built around 2005.    Belmar is a nice gated community with 100+ homes and a very nice pool and community area.

Historic Home in Old Torrance Sells for $305K Over the List Price

The top sale of the month in Old Torrance was a historic 1930 Spanish bungalow with an additional 2 bedroom + office ADU on one of old Torrance’s great streets.  This one was a testament to a hot market as they were originally priced on the lower end but still appropriate…..despite that the home sold for $305,000 over list price.   The home was very well maintained and upgraded but it was by no means newer construction and this is a huge price for Old Torrance.  Congrats to the sellers and good job by the listing agents!

April was still a fairly active month for the Torrance CA real estate market. There were 81 home sales for the month which was well below the 99 sold homes from this time a year ago.  The median list price for the homes that sold was $789,000 with the median “sold” price of
$779,000 indicating a strong seller’s market. Average price per foot for the month was $515.
