One of our absolute favorite locations in all of the South Bay is Paseo De La Playa along the bluffs of the Hollywood Riviera. There are a very limited number of homes here and it’s truly a showcase location.

Oceanfront homes on Paseo De La Playa in the Hollywood Riviera of Redondo Beach.

This is an unbelievable location as the lots/homes are not only oceanfront but the lots are huge and extend all the way down to the beach.  As 425 Paseo De La Playa is one of the lower homes the slopes is a bit more mild and they’ve been able to build a path down to the beach (which is a VERY challenging step for homes without a path as it require California Coastal approval….which they don’t do).   The home at 425 is on a 28,000+ foot lot!  Pretty unheard of in the South Bay and certainly unheard of for a beachfront home.

Torrance Home Prices for October 2019 – Real Estate Update

The real estate market in Torrance was fairly typical for this time of year with 119 homes selling in October of 2019.  That’s a solid number and prices were strong as well.  The median list price for homes that sold was $725,000 and the median sold price was $741,000 indicating the continuation of a strong seller’s market.  As of this post there are 118 homes for sale in the various neighborhoods of Torrance.  The lowest price of the month was $282,000 for a 1 bedroom condo in the Harbor Gateway area (not technically Torrance but a Torrance mailing address) with the highest price of the month was $1.4M.  Median price per square foot for the month was at $501.62 and average days on market was just around 30. Homes We Like – 4079 Bluff Street, Torrance, CA 90505

We’re always suckers for Cape Cod and Craftman homes but this is one we really liked. 4079 Bluff Street is basically a smaller beach bungalow done right. It offers 3 bedrooms, 2 baths and just under 1,400 square feet on an almost 5,000 foot lot. Originally built in 1948 it’s undergone a great transformation with a bright and beachy look and interior. They did a great job in keeping some of the original feel while both modernizing it and giving it far more charm. Listed with Nicole Reis of Palm Realty the home just came on the market at $1,175,000.

Torrance Real Estate Recap – 2018 Year in Review

2018 was a banner year for real estate in Torrance CA. Demand was extremely high and prices continued to rise throughout the year with a slight drop towards the winter months which is not unusual.  The number of homes for sale really ramped up after spring from a low of 76 homes on the market in January to a high of 167 homes for sale in July.  There were 1,195 residential “on market” home sales in Torrance for the year.  These statistics do not include the homes in the Hollywood Riviera with Redondo mailing address but actually in Torrance.

Homes Selling At or Above Asking Price

One extremely impressive indicator of just how strong the market remained through the year was the % difference between list price and sold price (how close the sellers were to full asking price).  In seven of the months the average home sold at, or above the average list price and in the remaining 5 months they were within a percent or 2 of full list price.  That’s a sign of an extremely seller friendly market.

Days on Market Very Low

Another solid indicator was the average days on market with only topped 30 days once….in January of 2018.  Median prices for the year generally overed between $700,000 and $800,000.
