November 2021 Home Sales in Torrance

Welcome to the November 2021 homes report for the city of Torrance California.  It was a great month in terms of both the amount of actual sales that closed escrow as well as the prices. We saw a significant number of homes that sold with 104 on market home, condo and townhome sales closing during the month. 

The “list” price of the homes that closed escrow during the month averaged at  $907,023 with the average “sold” price at $940,974.  This meant that homes generally sold considerably over the list price.   

Homes averaged a very short 18 days on the market before going into escrow with a median DOM of only 9 days.

Torrance Real Estate Market By the Numbers – January Home Sales and Prices

As is fairly typical of the real estate market after the holidays, January was a pretty slow month in terms of home sales in Torrance.  There were 61 home sales/closed sales during the month which is considerably lower than the norm.  Compare that with 101 sales in December, 90 in November and 119 in October and you can see just how slow it was.

The median price of the “active” homes for sale  in Torrance was $775,000 with the median price of the homes that sold at $770,000.  Median price per foot was $526.18 and homes only averaged 28 days on the market before selling.    There were quite a few condo sales both in the Plaza Del Amo area as well as a few 55+ sales in Village Court and New Horizons senior communities.

Torrance Home Sales Up in May of 2016

Torrance, CA saw a slight gain in year over year home prices in May with 138 homes sold this month at a median price of around $593,000 which was up from $579,000 the prior May.  138 homes is a very strong number for Torrance and shows that the market activity is continuing to pick up with more homes slowly coming on the market.  Click here to see the homes sold in Torrance for May of 2016.

Torrance Median Home Prices for February 2016

Torrance, CA and the South Bay saw another strong month for home prices although a few cities saw big percentage drops in average home prices.  Those numbers, especially in smaller cities, or in a month with fewer home sales, don’t really mean much, but taken over times gives a good indication as to what is happening in the local Torrance real estate market.

Torrance had a slightly lower than average month with 85 home sales,with median home prices in the mid $500,000’s.

Torrance home sales for March of 2016

March was yet another very busy month for home sales in Torrance and the South Bay with home prices continuing to go up and the number of home sales rising as well.  The demand has been pretty overwhelming in certain areas such as West Torrance, South Torrance and the Hollywood Rivera and multiple offer situations selling over the list price being the norm.

Torrance saw 109 home sales in March of 2016 with the average list price of $648, 831 and the average sales price at $648,460 which again shows that very few homes are selling below list price….even in a market in which inflated prices are becoming more common.  The lowest priced home of the month was a 1 bedroom condo in the County Strip area (not actually part of Torrance but a Torrance P.O. making for much lower prices)at $172,900 and the most expensive was $1,160,000 for a 5 bed/4 bath, 3000 square foot single family home in the Hollywood Riviera.
