Torrance Housing Inventory Still Down But on the Rise

The real estate market in Torrance CA continues to be driven by the lack of homes for sale but for the third straight month we have seen an increase in the number of homes for sale. Inventory has been on the rise since the low point in December but still far below the norm. We have also seen an increase in the pending home sales over that same period of time and it appears that the inventory will continue to rise as we head towards the usually busy summer buying and selling season. Torrace continues to see a decline in distressed home sales with only 5 actve short sales and no current bank owned homes or REO listings. With property values continuing to rise and now that we’re beyond peak prices, the ability for distressed homeowners to sell for a profit (or not at a loss) has limited the foreclosure market to a trickle. Torrance CA Home Prices Continue to Rise in December

The December numbers are in and if there was any thought that the real estate market in Torrance was slowing down or leveling the numbers certainly say otherwise.

The average home price in Torrance for the homes that closed escrow during December was $620,851* with a median price of $619,000*. Those are big numbers that still shows no sign of slowing or reversing. See the chart below for the December home sales numbers for Torrance and the South Bay for December of 2015.

We are so fortunate to have worked with so many wonderful people and in such a great area. It just doesn’t get much better. See the map below to view all of our local home sales. Although we’ve sold more homes in Torrance and Redondo, we have been lucky enough to sell throughout the area, from Santa Monica to Huntington Beach. Many of these were first time buyers and are now happy homeowners. Torrance Home Spotlight – 55+ Living at Village Court 21345 Hawthorne
