Welcome to the month that was for home sales and home prices in Torrance California.  It was definitely a slower month for home sales January 2022.  There were 73 on MLS closed home sales which was a big month.  The average “list” price was $923,394 with the average sold price at $963,193 meaning that homes generally sold WAY over the asking price. The average price per foot for the month was $664. November 2021 Home Sales in Torrance

Welcome to the November 2021 homes report for the city of Torrance California.  It was a great month in terms of both the amount of actual sales that closed escrow as well as the prices. We saw a significant number of homes that sold with 104 on market home, condo and townhome sales closing during the month. 

The “list” price of the homes that closed escrow during the month averaged at  $907,023 with the average “sold” price at $940,974.  This meant that homes generally sold considerably over the list price.   

Homes averaged a very short 18 days on the market before going into escrow with a median DOM of only 9 days.

Only 51 Homes for sale in all of torrance as of Thanksgiving day

The latest numbers in the Torrance real estate market are not good for those eager home buyers waiting for demand to wain.  Each month in 2021 both closed home sales and new escrows are at peak numbers but “new” listings just can’t keep up with the seemingly never ending demand.

As of October 25th there are only 51 active listings on the MLS in all of Torrance which is a near historic low.  Last October there were 88 homes for sale which was historically lower than normal.    See the Torrance real estate trends and market statistics over the past 15 months to see just how low that is in comparison.

Big Month for Home Sales in Torrance

October was a great month for home sales in Torrance CA with 114 on market property sales closing.  The average “list” price was $970,773
with the average “sold” price at $1,011,306 meaning that homes generally sold WAY higher than the asking price. Average days on market was a very short 17 before going into escrow and the average price per foot was $661.
