Hollywood Riviera Home Prices in September – 9 Homes that Sold

Despite the Redondo Beach mailing address, the homes of the Hollywood Riviera are actually in the city of Torrance.  Let’s take a look at the home prices and home sales in the Hollywood Riviera during the month of September 2022.

September was pretty standard with 9 closed home, townhome and condo sales compared with only 6 in August

The average “list” price was $1,775,000 with the average sold price at $1,761,318 meaning that, in general, homes sold slightly below full price.

The average price per foot was $892 and average days on market was 36 days before going into pending status.

Torrance Real Estate Market Update – August Home Sales and Property Prices

Torrance real estate saw a big month in August with 122 on market home sales which set a several year record.  Not only was the number of sales impressive but the prices were as well.  The median “list” price was $825,000 with the median “sold” price at $815,000 meaning that homes sold at almost full price most of the time indicating a very strong “seller’s” market. The average price per foot was $555 and the average days on market was 25 with a median days on market of only 9….incredible.  The big sale of the month was a beautiful single family home on a very large lot in the Seaside Ranchos area of South Torrance at 5404 Reese Road which closed at $2,350,000.

Luxury Location in the Hollywood Riviera

Torrance is one of the more diverse cities in the South Bay when it comes to housing options. Some of the least expensive homes can be found in Torrance as well as some of the most expensive. The highest prices are almost always found along the beachfront street known as Paseo De La Playa. 425 Paseo De La Playa has a Redondo mailing address but is actually serviced by the city of Torrance. While it’s hard to imagine a home can be a bit of a project at $12,000,000 the eventual buyer is likely to spend a healthy amount truly making this one of the more spectacular homes in the South Bay.

425 Paseo De La Playa is one of those rare legacy type homes.  Perched on the bluffs above Torrance Beach in the Hollywood Riviera, the home offers incredible and unblockable ocean views.  The 28,000+ sq foot lot is unheard of in the South Bay and as with all of the homes along the west side of Paseo, the lots extend all the way to the beach, but this home has an enormous amount of land in front of the home as well.  The gated entry and true estate feel make for endless possibilities.While this home is in need of some updating to truly make it a legacy home, the basics are all here.
