Torrance real estate saw a big month in August with 122 on market home sales which set a several year record. Not only was the number of
sales impressive but the prices were as well. The median “list” price was $825,000 with the median “sold” price at $815,000 meaning that homes sold at almost full price most of the time indicating a very strong “seller’s” market. The average price per foot was $555 and the average days on market was 25 with a median days on market of only 9….incredible. The big sale of the month was a beautiful single family home on a very large lot in the Seaside Ranchos area of South Torrance at 5404 Reese Road which closed at $2,350,000.

Setting the high water market for the month was the home in South Torrance at 5404 Reese Road. This is the Seaside Ranchos neighborhood also known as the Christmas Lights are. This was a beautiful home on a large lot allowing for just about everything….great square footage with 5 bedrooms while still allowing for both a sizable yard and swimming pool. While the homes in the Hollywood Riviera have a Redondo Beach mailing address they’re actually residing in the city of Torrance….which means Torrance has beachfront homes (and a beach….but that’s another topic)
One notable sale was the oceanfront home located at 529 Paseo De La Playa. This oceanfront “project” home just closed escrow at $5,650,000 and has all the makings of a real legacy type property. It’s likely to get a major overhaul but it’s a special property for sure.

The two story single family home was a very clean but still fairly original with popcorn ceiling, wood paneling and more. It had clearly been well maintained and had a great, and fairly rare flat yard overlooking the ocean and they had recently done a major project to shore up the hill and had created a trail to the beach which is no small task and approval from the California Coastal Commission can take years and years if approved at all.
